In a sought-after south-east orientation and quiet location in Costa de la Calma, this charming Mediterranean villa on a lovingly planted hillside plot of 941 m² is the ideal hideaway for sun lovers and Mallorca enthusiasts.
Built in 1989 as a solid construction with a plaster façade, the property was extensively modernized in 2010 and combines traditional Mallorcan character with contemporary living comfort.

On a constructed area of 252 m², of which 213 m² is living space, the house offers a spacious upper living area with an open-plan living and dining area as well as an integrated kitchen. The private area with the bedrooms is located on the lower floor. There are a total of two spacious bedrooms and two bathrooms, with the master bathroom having exclusive fittings and the shower room in the second bedroom having standard fittings. The property is complemented by a guest WC and a practical storage room.

Wooden windows and doors are installed in some areas. High-quality terracotta flooring, cherry wood parquet flooring, stoneware tiles and a marble staircase lend the interiors an elegant yet warm character. The open fitted kitchen has been equipped with new electrical appliances, sink and worktops.

The outdoor area delights with Mediterranean plants and an automatic irrigation system. Lemon, orange and olive trees lend the garden an authentic Majorcan flair and create a private oasis of tranquillity. Several terrace levels offer different places to relax. The pool area is complemented by a covered terrace for relaxing, which invites you to linger whatever the weather. A BBQ and outdoor kitchen create ideal conditions for sociable evenings.

The property can be purchased furnished, although the furniture is not included in the purchase price. Some of the furniture was only purchased last summer.

The street of this villa is a traffic-calmed one-way street that winds its way parallel to the sea in gentle curves for around 4 km. The property on offer is located at the upper end of this quiet residential area, which guarantees privacy and peace and quiet.

A golf share in the Santa Ponsa Golf Club can also be purchased on request. Two 18-hole golf courses and a 9-hole course can be reached in around 15 minutes by car.

The property is suitable both as an exclusive vacation home and as a permanent residence under the Mallorcan sun.
